Comprehensive Plan 2045 Update
The City of Dunnellon is beginning work on a state-required Comprehensive Plan update. Every local government in the State of Florida is required to have and maintain a Comprehensive Plan. Local governments must determine whether the need exists to amend the Comprehensive Plan to reflect changes since the last time the Comprehensive Plan was updated. The last Comprehensive Plan was adopted in 2016. The 2045 update will include public meetings, element-specific meetings with the Planning Commission, and public hearings before the City Council for Comprehensive Plan amendments. This webpage will be updated periodically with the latest information on the 2045 update.

1. What is a Comprehensive Plan?
A Comprehensive Plan is a state-required policy plan designed to guide the future growth and public infrastructure investment within the City of Dunnellon. Comprehensive Plans are living and evolving documents written for a long-term outlook, typically 20 years. The plan provides Goals, Objectives, and Policies that direct where development, redevelopment, and preservation within the city should occur, as well as public capital investments. The Comprehensive Plan is a vision and blueprint as to what a municipality desires to become in the future.
2. Why is the Comprehensive Plan being updated now?
Local governments are required to review Comprehensive Plans and determine if any updates are needed. This update process involves reviewing changes in state requirements and determining if any changed conditions require the plan to be updated.
3. How is the Comprehensive Plan different from the Land Development Code?
The Comprehensive Plan is a long-range policy document to guide future growth and public infrastructure investment within the City of Dunnellon. City policies are established through Goals, Objectives, and Policies. The Land Development Code implements the Comprehensive Plan through development standards. The Land Development Code provides detailed regulations on areas such as uses, dimensional standards, conditions of uses, environmental standards, site design, landscaping, and design standards.
4. How can I get involved?
A. Attend and participate in public meetings. Community engagement meetings will be scheduled. The Planning Commission will review each Comprehensive Plan element individually, and individuals may provide input at the Planning Commission meetings. The Comprehensive Plan Amendment public hearing before the City Council also provides an opportunity for individuals to provide input.
